Instead, you’ll need to get ready to sell your property by making sure you have a clear plan to ensure that you get your desired outcome and so that you’re fully aware of your responsibilities as a seller.   • Sale by ‘Private Treaty’

Traditionally, this type of sale involves setting a price at which your property is listed and marketed for sale through the marketing plan agreed upon.  We will help ensure that the asking price you set is made after a thorough evaluation of the qualities of your property and with reference to comparative properties and current market activity.

  • Sale by ‘Expressions of Interest’ with a closing date

A very successful method where no fixed price is set, thereby attracting a wider range of buyers. This method works well with an effective marketing campaign as it can focus on what the property offers rather than just the price.  Interested purchasers are invited by informal, confidential Tender to provide their first, firm and highest offer for consideration by the Seller at the same time as all other offers received. The Seller is in complete control of the sale process through the Marketing Agent. We have enjoyed a near 100% success rate by offering properties for sale by “Expressions of Interest”.

  • Sale by ‘Public Auction’

The Auction process means that the property is strategically marketed and open for inspection to prospective buyers for a set period. Buyers then must attend and bid against one another at an agreed date and time. On Auction day there is a set reserve price, which is the minimum the Seller will accept. Once bidding has passed this amount the property is agreed to be sold. The contract will be unconditional and a predetermined deposit must be paid on the day.

 

Deciding When to Sell

This element of selling information is an important consideration. Spring is often considered an excellent time to present a property as it’s a time of optimism. Mild spring weather means potential buyers are more likely to be out and about. It is, however, also a time when more sellers will put their homes on the market so competition can be greater.

Some of our best selling information is the simple stuff. Here are a few of our favourite staging secrets to help get buyers falling in love with your property –

  • A tidy home is a welcoming home – keep it neat and fresh during the period of inspections. It does not need to be “on trend”, but it should appear clean, comfortable and give an impression of “easy living”.
  • Put out fresh flowers, soap, a bowl of fresh fruit and a scented candle or two. It gives a room a luxury feel and a pleasant fragrance.
  • Have a pre-showing checklist so that you always show your property at its best.
  • Declutter and simplify wherever you can so that buyers can start to see themselves in the property. It also adds a feeling of both spaciousness and cleanliness.
  • Let plenty of light into your home – nothing improves the ambience more than brightness. Ensure that you open curtains and blinds and on an overcast day switch on lights.
